LOOSE-FILL ASBESTOS INSULATION (LFAI)

 

What is it?

 

Raw crushed asbestos, which was installed as ceiling insulation in an unknown number of NSW homes throughout the 1960s and 70s. This is a particularly high risk form of asbestos, with an increased danger of airborne fibre exposure in adjoining living spaces affected homes.

 

Do I have it?

 

If your house was constructed in the 60s or 70s then there is a potential you may have LFAI in your ceiling space.  A recent project by Fair Trading and the NSW government has identified a number of affected properties across NSW.  For statistics please visit this website.

 

Please note the LFAI cannot be confirmed by a visual inspection.  There are other types of non-asbestos insulation products that have been used extensively in ceiling spaces.

 

What Should I do?

 

An inspection of your ceiling space, including sample testing by a competent person, such as a Licensed Asbestos Assessor (LAA), and subsequent analysis by a NATA accredited laboratory is the only way to confirm the presence of LFAI.

Our friendly team will book in your inspection, and an experienced asbestos consultant will attend your property and conduct the inspection and sampling under controlled conditions.  We will then issue a concise certificate for you to keep.

 

Do I need to have my home checked?

 

A number of new laws have been introduced to identify properties affected by loose-fill asbestos insulation (LFAI) and to protect residents, workers and communities on the risk of LFAI.  Changes include warnings from councils on planning certificates and also property sales.
